Two Properties Across QLD and VIC in Under Three Months

In early May' 25 a client contacted us on WhatsApp seeking help to build a scalable property portfolio. A quick phone conversation clarified his objective. He had strong borrowing capacity and wanted a structured plan that balanced growth with income while managing risk.
We began by mapping his long term goals to a staged acquisition plan, then reviewed his existing position, buffers and serviceability. Our first target was a growth market in regional Queensland. We secured a property for $670K with rent of $750 dollars per week. This property settled on 25 July.
Momentum matters, so immediately after settlement we moved to regional Victoria for diversification and yield. We helped him purchase a second property for $625K with rent of $620 dollars per week. This one settled last month.
Across the two assets the total purchase price is $1,295K and combined rent is $1,370 dollars per week, which equates to a gross yield of about 5.51%. It has been less than three months since both properties were settled and, according to CoreLogic, each is already showing early price growth (seen as $60K-$80K combined in just 3 months).
This outcome reflects clear rules set up front, cross state diversification, tight pricing from very recent sales and rent supported by multiple appraisals, along with thorough due diligence on building, pest and overlays before exchange.
